Home Concierge

We want you to feel like your voice is always heard. Our Home Concierge aftercare hotline is dedicated to answering all of your concerns so we can address any problems and resolve them as soon as possible.

Our Service Warranty

Now you have settled into your new home, we want to ensure that everything is right for you. In the first 90 days, you have the opportunity to submit a list of defects to our maintenance team. After organising an inspection, we repair any defects without delay.

Lifetime Structural Guarantee

Lumi Homes builds homes to last a lifetime and we stand by the quality of our workmanship. Our Lifetime Structural Guarantee covers your home from structural failure of the foundation, load bearing brickwork and structural members.

Australian Consumer Law Guarantee

Our goods, which are the structural elements of the house, come with guarantees that are covered under Australian Consumer Law. You are entitled to a replacement or refund for a major failure and compensation for any other reasonably foreseeable loss or damages. You will also be entitled to have goods repaired or replaced if the goods fail to be of acceptable quality.

24-Week Build Timeframe Guarantee

Lumi Homes offers a 24-week build timeframe guarantee for homes constructed to our standard, unmodified floor plans and standard specification.

This guarantee is based on our efficient construction timeframes and streamlined processes.

Because any departure from our standard build process may extend construction duration, the guarantee does not apply where:

• The client has made any modifications to the standard floor plan or structure
• A private building inspector is engaged
• Variations, custom selections or non-standard requirements
• Delays occur due to factors outside Lumi Homes’ control

Refer a Friend Promotion

The Referrer (existing Lumi Homes customer) is able to refer friends to Lumi Homes upon paying an initial deposit for their New Home Estimate. To be eligible for the reward, both the Referrer and Referee must enter into and complete a HIA building contract with Lumi Homes.

The Referrer will receive a $500 VISA Gift Card when the Referred reaches Slab Completion. The Referred will receive a $500 credit towards their build contract. All referrals must be made via the Lumi Homes referral link using the form at https://lumihomes.com.au/refer-a-friend

This form must be submitted prior to engaging a Lumi New Home Expert. This referral promotion will end at the discretion of Lumi Homes management. The decision of management will be final and cannot be contested.

18-Month Price Protection Disclaimer

Lumi Homes offers an 18-month price lock for eligible homes on untitled land, giving you greater price certainty while you wait for your land to title.

The 18-month price lock commences from the date of your initial deposit and applies where your land is forecast to title within 15 months of this date. The 15-month forecast title requirement allows time for the remaining pre-construction requirements to be completed so your home can reach site start within the overall 18-month price lock period. It is not a separate price lock period.

To remain eligible, your home must reach site start within 18 months of your initial deposit.

What does the price lock cover?

The price lock applies to the agreed base house price, standard inclusions, applicable
promotional inclusions and agreed upgrades or variations included in your quotation or contract at the time of signing, subject to the exclusions below.

What does site start mean?

For the purposes of this offer, site start will have the meaning given to commencement of building works in your Lumi Homes HIA Building Contract. Before site start can occur, your land must be titled and settled and all required finance, approvals, documentation and pre-construction requirements must be completed.

To maintain your price lock, you must continue to progress all requirements within your control, including appointments, selections, documentation, finance and approvals within Lumi Homes’ required timeframes, and be ready to proceed once your land titles.

The 18-month price lock may not apply where:

• The forecast title date is more than 15 months from the initial deposit date.
• Delays by the client in completing required appointments, selections, documentation, finance, approvals or other requirements prevent Lumi Homes from achieving site start within the 18-month price lock period.
• Client-requested changes, variations or non-standard requirements affect the agreed price.
• Additional costs arise due to changes in site conditions, developer requirements, statutory or authority requirements, or other matters outside Lumi Homes’ control.
• Site start cannot occur within 18 months of the initial deposit.

If site start does not occur within the 18-month price lock period, the home may be repriced based on Lumi Homes’ current pricing at that time.

5% deposit

A 5% deposit of the total HIA building contract price is required at the time of contract signing. 

Any deposit amounts already paid to Lumi Homes will be credited towards the 5% deposit requirement.
