Whether you’re a couple starting out, a young family needing room to grow or an investor looking for a smart, stylish property, there’s a Lumi home that’s perfect for you.
Construction takes 24 weeks from the day your slab is ready to handover, guaranteed. Before construction starts, there's time for contract signing, permits and site preparation, which adds 8-12 weeks. From signing to moving in, you're looking at around 6-7 months total.
We handle all construction, trades and inspections. You don't need to organise anything. Your role is to make final selections in our colour studio before construction starts.
Our 24-week build guarantee means we're committed to your completion date. If unexpected issues arise, like extreme weather or material shortages, we'll communicate immediately and work to minimise any impact.
Your Project Coordinator provides regular updates, and because we work to a fixed 24-week timeline, we proactively manage any delays.
Your contract outlines payments tied to construction milestones, typically at base stage, frame, lock-up, fixing and completion. Your lender releases funds at each stage once work is complete.
Every stage includes quality inspections by our team and independent building surveyors. We check structural work, waterproofing, electrical and plumbing before moving to the next phase. At key stages, your lender's inspector and the registered building surveyor also conduct mandatory inspections. This multi-layered approach ensures your home meets all Australian building standards.
Your lifetime warranty covers major structural defects in your foundation, frame, roof and load-bearing elements. This is backed by insurance as required by Victorian regulations. We provide full warranty details at handover.
In the first 90 days, you can submit a defects list for anything that doesn't meet expectations. Our maintenance team inspects and arranges repairs. After 90 days, your warranty continues to cover any issues.

Every Lumi home benefits from Arli's proven systems, experienced trades and rigorous quality control. Your home comes with a lifetime structural warranty backed by insurance, and we're here for ongoing support. Our commitment to you doesn't end at handover.
